Ginkgo Bioworks is the leading organism company that designs microbes for customers across multiple markets around the globe, and scales the process of organism engineering and manufacture using software and hardware automation.
The founders – newly minted PhDs from MIT – embarked on establishing a business in a brand new industry – synthetic biology. Finding the cost of lab space in East Cambridge prohibitive for a start-up, Ginkgo relied on our market knowledge and experience structuring transactions to select its first site – a 1,500 foot suite in the Marine Industrial Park in Boston. Seven years later, through one relocation and five expansions, we have secured 100,000 feet of contiguous laboratory space, providing this lab tenant with the rare opportunity to grow its business and expand in place. Ginkgo currently occupies the top floor of multiple buildings on Drydock Avenue in what is now one of Bostons’ hottest real estate markets.
As Ginkgo’s business has scaled, we’ve broadened our services to cover the dynamic needs of a rapidly growing lab tenant. We have provided ongoing financial analysis, strategic planning, evaluation of market opportunities, and at different stages of Ginkgo’s growth, we’ve negotiated TI packages with multiple landlords, , helped assemble project teams of construction managers, contractors, design consultants, and lawyers, and provided real estate oversight.
Our long working relationship with the founder team lets us anticipate Ginkgo’s real estate needs and allows Ginkgo to trust that we will own the process and execute.
